Whether my buyers and I are looking in Santa Cruz or anywhere in the Bay Area, I always have them write a personal letter to the sellers with our offer. I also encourage them to include pictures, because no matter what the situation, we are all humans and having a personal touch can mean more than just the highest price. There have been several times when this strategy has helped my clients get their offer excepted. Now with San Francisco's market out of control, agents have been asking their buyers to record videos for the sellers. What a great idea! I just might add this strategy.
